What is the certificate of presence or absence of visible asbestos?
It is a technical document recording the result of an inspection intended to identify the presence or absence of visible materials containing or potentially containing asbestos, within the scope of the assessment and applicable regulations.
In Catalonia, Law 8/2026 regulates obligations relating to the identification of asbestos in properties and provides for documentation to be supplied in certain property sale and rental transactions.
A visual inspection is not conclusive proof of the presence or absence of asbestos in all materials in the property, does not guarantee the absence of concealed asbestos and does not replace laboratory testing when necessary. The scope of the certificate will comply with current regulations.
